Winter around here is brutal on exterior walls. Honestly, brutal. You get those stretches where it’s 35 during the day and 22 at night. Snow melts in the sun, refreezes overnight. Rain soaks into anything porous, then turns to ice when the temperature drops.
That whole freeze-thaw thing is one of the main reasons stucco, brick, and masonry walls eventually start falling apart. The damage builds up slowly. Most people don’t even notice until it’s already pretty far along. So here’s what’s actually going on, and what you can do about it.
It all starts with water
Stucco and masonry aren’t waterproof. Never were. They soak up moisture from rain, melting snow, even humid air. Under normal conditions that water just evaporates back out when things warm up. No big deal.
But here’s the catch. When water sits inside a porous wall and the temp drops below freezing, it expands. About 9% bigger as ice. And that expansion happens inside the tiny pores and microcracks of the wall itself. The pressure literally breaks the surface apart from the inside out.
One freeze isn’t a problem. The damage adds up over hundreds of cycles. A wall that looked perfectly fine in October can show real spalling by April.
What spalling looks like up close
Spalling is when chunks of the surface just pop off. You’ll find flat flakes of stucco or brick face on the ground near the wall, usually right after a thaw. Sometimes it’s small, like a quarter-sized piece. Sometimes you’ll find a whole pile.
Scaling is the same idea but more subtle. The surface gets pitted, rough where it used to be smooth. On older brick you might see the front face peeling off in thin layers while the inner brick stays solid. On stucco it can look like the finish coat is letting go of what’s underneath. Why one side of the house fails first
Walk around any older house in Fort Lee and take a look at the north side. It’s almost always worse. Less sun, moisture takes longer to dry, snow piles up against the foundation and just sits there for days.
Those conditions mean way more freeze-thaw cycles than the south or east walls get. So when you see uneven damage. One side fine, another side falling apart. Exposure to sun is usually the answer.
South and west walls have their own issues with UV and thermal stress. But the worst freeze-thaw damage almost always concentrates on the shaded sides. A good stucco contractor in Fort Lee will check every side of the house during an inspection. But they’ll spend extra time on the ones that don’t see much light.
How to slow it down
You can’t stop freeze-thaw. Nobody can. But you can cut down on how much water gets into your wall in the first place. A few simple things:
Clean your gutters. Sounds basic but it’s huge. Clogged gutters dump water straight onto the walls underneath. Saturates the masonry every storm.
Make sure downspouts actually drain away from the house. Splash blocks, extensions, whatever it takes. Don’t let water pool at the foundation.
Seal cracks early. A small crack in October becomes a big crack by April. That math never works in your favor.
Apply a breathable water-repellent every few years. It won’t waterproof the wall, and you don’t want it to, but it’ll slow how fast water soaks in. Big difference over time.
When it’s time to call someone
Active spalling, large cracks, sections where the surface has detached from what’s underneath. Don’t wait. Spring and fall are the best time for repairs. Stable temps, materials cure properly, you’re not trying to patch stucco in 28-degree weather.
Honestly, an inspection in October before the first hard freeze is one of the smartest things you can do on an older house. Catch the small stuff now and the repair is fast and cheap. Wait another winter and you might be looking at something much worse.
